    After the visit we put a quote together. Each job is priced individually.

  5. We Schedule the Work if You Approve

    Nothing goes on the calendar until you approve the quote. Then we pick a time that works for your building, with drying time counted in from the start.

  6. We Sort Out the Logistics

    Before the appointment we settle the details: timing, keys, alarm codes and where to park the truck. When the work is done, you get a chance to look at it before we leave.

Honest Limits

We would rather set an honest expectation than make a promise we cannot keep.

  • Regular cleaning slows wear. It does not stop it. Carpet in a busy entrance is worn down every day, and cleaning lengthens its life rather than freezing it where it is.
  • A failing VCT finish has to be stripped and rebuilt before regular maintenance can help. If that is what your floor needs, we will tell you on the site visit.
  • Deeply stained grout comes clean to the best it can reach, which is not always the color it was on installation day. Sealing after cleaning protects that result, and grout color sealing can bring uneven lines back to one even color.
  • Carpet cleaned with hot water extraction needs about half a day, sometimes up to 24 hours, to dry. If a space cannot be out of use that long, we can split it across visits or use a low-moisture method.
  • We do not post prices, because every building is different. Square footage, the mix of surfaces, traffic and access all affect it. A number without a site visit would be a guess.
