Six things affect what a floor cleaning job costs: the size and number of areas, the soil level, the furniture we move, add-ons such as protector or sealer, the type of floor, and the time it all takes. Small jobs fall under a flat-rate service minimum. Travel is built into the price, with no separate charge.

When people ask how carpet cleaners charge, the short answer is that the price follows the work. This page goes through what makes a job bigger or smaller, for carpet, tile, hardwood, luxury vinyl plank and upholstery in Jackson and across West Tennessee.

What Affects the Price, One Thing at a Time

These are the things we look at on every job, whatever kind of floor it is.

  1. 1. Size and Number of Areas

    This sets the baseline. More rooms and bigger rooms mean more time on site and more water and cleaning solution. When you count your rooms, count the hallways, stairs, landings and closets too. Those get left out of a description more than anything else, and they are part of the job.

  2. 2. Soil Level

    Soil is what people misjudge most, usually in their own favor. Carpet that looks fine from standing height can be holding years of grit down in the pile. We ask when the floors were last cleaned, how many people and pets live on them, and whether shoes come off at the door. Heavy soil takes more work. On carpet, we use a traffic-lane cleaner to break the bond between the soil and the fiber, and any spots still showing after extraction get treated and rinsed again.

  3. 3. Furniture to Move

    On a carpet job we move furniture where it is needed, clean underneath, then put it back and block it. That takes time. A cleared room goes faster than a bedroom with a bed, two nightstands and a dresser. Tell us what you plan to move yourself. Every piece you clear means less for us to work around.

  4. 4. Add-Ons

    Protector and sealer are optional, and they add to the price when you choose them. Carpet protector goes on last, after the cleaning is done. If you are not sure whether you want an add-on, ask us what it does for your floor and decide from there.

  5. 5. Type of Floor

    Each floor is cleaned its own way. Carpet gets hot water extraction. Tile and grout get a cleaner and a high-pressure rinse. Hardwood is a two-step clean with a neutralizing rinse, and luxury vinyl plank is close to that with gentler cleaners. On upholstery we identify the fiber first. If you have three kinds of floor, we clean each one a different way.

  6. 6. Time on the Job

    In the end, all of this adds up to time. Pet urine shows why. We inspect it with a UV light and a moisture meter. Isolated damage in the pad can be flushed with subsurface extraction. If contamination covers more than roughly 30 to 40 percent of a room, replacement is usually the better advice, and we will tell you that.

  • The Service Minimum

    We have a service minimum. If a job comes in under it, it is charged at a flat-rate minimum. There is one for every service we offer.

  • Travel

    Travel is built into the price. Most of our work is in Jackson, Lexington, Brownsville, Milan, Medina, Humboldt and Henderson, and we will travel anywhere in West Tennessee when the job is worth the time and travel.

  • Adding a Service on the Day

    If you decide you want something else cleaned while we are at your home, we do it if time allows. If the day is too full, we quote it and schedule another date.

  • Asking Questions

    Questions do not change the price. Ask as many as you like. And there is no need to apologize for the floor. Just tell us how it looks.

  2. We Collect the Details

    We ask what needs cleaning, which rooms and rough sizes. Tell us about pets, furniture, stairs and when the floors were last cleaned. Most carpet cleaning can be estimated over the phone. A home over 4,000 square feet, or a job with smoke odor or a lot of pet stains and odor, normally needs an on-site visit before a final number.

  3. We Prepare the Estimate

    We work up the estimate from the things on this page: the areas, the soil, the furniture, the add-ons you want and the type of floor.

  4. You Approve It and We Schedule a Time

    Nothing is scheduled until you approve the estimate. A checklist goes out 24 to 48 hours before the appointment, asking you to pick up toys and clothes and have the rooms open and available.

  5. We Do the Job

    We do the work, and you get a chance to look at it before we leave.

What to Expect About Price

We would rather set an honest expectation than make a promise we cannot keep.

  • A phone estimate depends on the description. The final price is set when we inspect the floor.
  • We do not always know what will come out. Heavier soil and old stains take more work, and we still cannot promise a stain will be gone.
  • With pet urine, most stains come out and the odor is removed or greatly reduced. We cannot promise complete odor removal every time.
  • Carpet takes about half a day to dry, sometimes up to 24 hours. Air movers speed it up. It dries faster in winter than in a humid summer.

What affects the price the most?

The size and number of areas set the starting point. After that, soil level and furniture change the time on site more than anything else.

Does it cost more if my carpet is really dirty?

Heavy soil takes more pre-treatment and more rinsing, so it is more work. Tell us honestly how the carpet looks and when it was last cleaned. It helps us give you an estimate that holds up when we see the floor.

Should I move the furniture before you come?

It helps. We move furniture where it is needed, clean underneath and put it back. Anything you clear ahead of time saves time on the job.

Is protector included?

Protector is an add-on. If you buy it, it goes on last, after the carpet is cleaned.

Do you charge for travel?

Not as a separate charge. Travel is built into the price.
