We clean tile floors and showers in Jackson homes, and nobody calls us about the tile. They call about the grout. A glazed tile face is not porous, so soil sits on top of it. Grout is the opposite. It is porous and sits a little lower than the tile, so it collects everything that gets walked, dripped or mopped across the floor.
That is why a tile price follows the grout. Two kitchens of the same size can be different jobs. One has tight lines between large porcelain tiles. The other has wide lines between small tiles, and several times as much grout.
It is also why mopping falls short. A mop moves dirty water across the floor, and the water settles in the lowest spot, which is the grout line. The tile gets cleaner and the lines get darker. You are not doing anything wrong. A mop cannot pull soil out of grout.
We do it with pressure and heat. We clear the floor and apply the cleaner with a pump sprayer. Then we rinse at about 1,000 to 1,200 PSI with water heated to 200 to 240°F. The tool vacuums the water out to the truck at the same time, so the soil leaves the house.

What We Look at on a Tile Floor
The tile is rarely the problem. The grout is, and the grout is what the price follows.
The first thing we want to know about a tile floor is what state the grout is in. Even darkening across the whole floor is ordinary soil, and it usually responds very well. Darkening in a few traffic lanes is heavier soil of the same kind. Patchy color that does not follow traffic, or a stain near a fixture, usually points to moisture or an old spill. Those behave differently.
The second thing is whether the grout was sealed before, and whether that seal has worn through. Sealed grout resists soil for years. Once the sealer wears off in the traffic lanes, the grout darkens unevenly. That is why some floors look worse in patches.
The third thing is whether the grout is sound. Cracked, crumbling or missing grout cannot take pressure cleaning without getting worse. If the joints are failing, the grout needs repair first, and we would sooner tell you that before the job than after.

The size of the floor is the starting point. These things decide how long a floor of that size takes.
Floor Size
The starting point. Kitchens, bathrooms, entries, laundry rooms and sunrooms are often done together. A single small room falls under our flat-rate service minimum.
Grout Line Width and Count
Small tiles with wide joints hold several times more grout than the same floor in large tiles with tight lines. The grout is where the soil lives.
Grout Condition
Lightly soiled grout releases quickly. Grout that has been mopped for years holds deep soil. It needs more cleaner, more dwell time and more passes.
Tile Material
Glazed ceramic and porcelain are hard and forgiving. Natural stone such as travertine, slate and marble is porous, and some of it reacts to acid. That limits the products we can use and slows the work.
Layout and Edge Work
Open floors go quickly. Toe kicks, tight bathrooms, toilets and corners all need hand tools. A small bathroom can carry more hand work than a large kitchen.
Showers
A shower is its own job. Shower tile carries hard-water deposits, soap scum, mold and mildew, and we clean it with hand tools.
Sealing
Sealing is a separate, optional step after cleaning. It uses its own product and needs time to cure before rugs and heavy traffic go back.
What Has to Move
The floor has to be cleared before we start. Furniture, floor mats and anything else sitting on the tile adds time. Travel is built into the price, so you will not see a separate charge for the drive.
Sealing, Color Sealing and What Each One Does
Most people ask about sealing, so here is what it does. A penetrating sealer soaks into the grout and helps it resist liquid. It does not make grout waterproof. It does not keep grout from getting dirty, and it does not repair grout that is failing. It buys you time. A spill sits on top long enough to wipe up.
Sealing happens after cleaning, and sealer needs cure time. Putting rugs, mats or heavy traffic back too soon is the most common way a good sealing job gets spoiled.
Color sealing is a different product. It coats the joint with a colored film, which hides permanent stains and gives every line the same even color. It makes sense when the grout is intact but stained for good. It is not a substitute for repair where the joints are breaking down.

What to Expect on Tile
We would rather set an honest expectation than make a promise we cannot keep.
- Grout that is stained for good will lighten but may not return to its first color. Dye, rust and some cleaning products change the grout itself. Cleaning removes soil. It cannot restore color that is gone.
- Cracked, crumbling or missing grout needs repair, and repair comes before cleaning. Pressure washes failing joints out further.
- Natural stone is a different job from ceramic tile. Travertine, marble and slate are porous and some react to acid. The work is slower, and etching that is already there cannot be cleaned away.
- If you skip sealing, the grout starts taking on soil again with the first spill. Sealing is your choice. Without it, the result will not hold as long.
- Shower grout with heavy hard-water deposits can need more than one treatment. We do not always know what will come out until we have worked on it.
