We also offer screen and recoat. We do not sand floors to bare wood.
Some people search for hardwood floor cleaning and some for wood floor cleaning. It is the same service. Deep cleaning a hardwood floor removes years of residue from routine cleaning, along with residue from store-bought polishes. The problems we get called about most are cloudy or sticky floors, over-the-counter polishes that are failing, and floors that have lost their luster from wear.
Before we clean anything, the technician checks the finish. We want to know whether it is the factory finish or something applied later, and whether store-bought polishes or waxes have been put on top of it. That decides which cleaner we use.
The cleaning is two steps. First we pre-spray a deep cleaner and recover it with a small extractor, which pulls the cleaner, the soil and the residue back up off the floor. If the floor has store-bought polish on it, we pre-spray a stripping agent in place of the cleaner. Then we finish with a neutralizing rinse, so the floor does not attract soil or show footprints afterward.
Cleaning works on the finish that is already on your floor. It does not sand the wood or add finish. If your finish is worn but still intact, we offer a screen and recoat. We do not sand floors to bare wood, and if that is what your floor needs we will tell you.
David Laton started HydroClean in Jackson in 2010. He still answers the phone and works the jobs, and we are IICRC certified.
To get started, call (731) 437-0006 or send us an estimate request. We will ask which rooms and about how big they are. On some jobs we can give a phone estimate, with the final price set when we see the floor. On others we set a time for an in-home estimate. Once you approve the estimate we schedule the work, and you get a chance to look at the floor before we leave.

All Hardwood Floor Cleaning Services
Each service below has its own page. It explains how we do the work, what to expect and what may remain.
Wood Floor Screen and Recoat
A light abrasion of a worn but intact finish, then a fresh topcoat. For floors that need more than a cleaning and less than a full sand.
Wood Floor Polish Removal
For store-bought polish that has started to peel, chip or cloud over. We strip it, extract it and rinse the floor.
Engineered Hardwood Cleaning
Deep cleaning for engineered wood floors, where the real wood on top is thin and the finish you have is worth keeping.
Solid Hardwood Cleaning
Deep cleaning for older solid wood floors, and a straight answer on whether cleaning is what the floor needs.
Finish-Safe Hardwood Cleaning
We check what finish is on your wood floor, and what has been put on top of it, before we choose a cleaner.
Hardwood Floor Protection
Sealers and coatings that go on after cleaning to protect a wood floor. Some can also change how it looks and feels.
Hardwood Floor Maintenance
Regular cleaning that keeps grit and residue from building up on a wood floor. We send a reminder card and you book when you are ready.
Benefits
- Takes off residue left by years of routine mopping

Our Process
Check the Finish
The technician looks at the factory or existing finish and checks whether over-the-counter polishes or waxes have been applied. That tells us which cleaner the floor needs.
Pre-Spray
We pre-spray a deep cleaner on the floor. If store-bought polish is on it, we use a stripping agent to break that polish down.
Extract
A small extractor recovers the cleaner along with the soil and residue it loosened, so it comes up off the floor.
Neutralizing Rinse
We finish with a neutralizing rinse. A floor left with cleaner on it attracts soil and shows footprints. The rinse takes care of that.
You Look at the Floor
Before we leave, you get a chance to look at the work. If something is not right and it is within our ability, we make it right before we go.
What's Included
- A check of the factory or existing finish
- A check for store-bought polishes or waxes on the floor
- Deep cleaner pre-spray, or a stripping agent where polish has built up
- Recovery with a small extractor
- A neutralizing rinse
- A chance to look at the work before we leave
Realistic Results, Honestly
We would rather set an honest expectation than make a promise we cannot keep.
- Cleaning is not refinishing. It works on the finish that is on the floor now. It does not sand the wood and it does not add a coat. If the finish is worn thin, ask us about a screen and recoat. If it is worn through to bare wood, the floor needs a full sand and refinish, and we do not do that work.
- Scratches, gouges and dents are damage to the finish or the wood. They will still be there after cleaning.
- Gray and black stains are in the wood. That is usually water or pet urine that got through the finish. Cleaning does not reach it.
- A spot where traffic has worn the finish off will not shine again, because there is no finish left there to clean.
- We do not always know what will come out until we start. If we see something on the floor we have doubts about, we tell you before we begin.
Safe for Your Family and Pets
The products we use are tested and safe for homes, including homes with children and pets. If someone in the house has severe allergies or sensitivities, tell us ahead of time. We have a hypoallergenic cleaner with no odor or perfume. Hardwood is usually ready to walk on in 1 to 2 hours.
What Customers Say
“Highly recommend Hydroclean! If you made the mistake of ever using a hardwood polish that uses an acrylic finish, these guys can come to the rescue. Our floors looked scratched and cloudy. We were contemplating getting all new floors because no amount of cleaning was making a difference. I knew the polish had to be removed. I thought I could do this on my own and after spending an entire day only to get about 100 square feet done, I knew I was in over my head. David and his crew were able to get the rest of my house finished in about 2 hours. My floors now look brand new.”
Melissa M. · Google review · May 2024 “They cleaned my hardwood floors in a 20 year old home we just purchased. Most of the floors had some smeared greasy coating that I just could not clean. They were fast and professional and effective. They were able to remove the build up and my floors look beautiful now. Will use them again and highly recommend.”
Diane B. · Google review · September 2021 “I had ceramic tile and hardwood floors cleaned. The service was performed with a high level of professionalism, which met my expectation. I would encourage anyone looking to have this service to consider HydroClean LLC. The results were great and the owner encouraged me to call if I had concerns after the service. I would use them again.”

Hardwood Floor Cleaning Questions
Is hardwood cleaning the same as refinishing?
No. Cleaning works on the finish that is already on your floor. Refinishing sands that finish off, takes some wood with it and builds a new finish. We clean, and we offer screen and recoat. We do not sand floors to bare wood.
Why is my hardwood cloudy even though I mop it?
Most of the time it is residue. Routine cleaners and store-bought polishes leave a little behind each time, and it builds up. That buildup is what looks cloudy and feels sticky. Our deep cleaning is aimed at that residue.
What do you do about store-bought polish?
We pre-spray a stripping agent to break the polish down, recover it with a small extractor and finish with a neutralizing rinse. The technician checks the floor first to see what has been applied and what finish is under it.
Can you remove scratches from my hardwood?
No. Scratches are cut into the finish or the wood, and cleaning does not fill them. Taking them out means sanding and refinishing, which we do not do.
Can you put a sealer or protective coating on hardwood?
Yes, as an add-on when you ask for it. On hardwood the protective coating is the topcoat that goes down in a screen and recoat. We lightly abrade the worn finish and apply a fresh topcoat over it. The finish has to be intact, and the technician checks that first.
How long before we can walk on the floor?
Hardwood is usually ready to walk on in 1 to 2 hours. The technician will tell you before leaving when rugs and furniture can go back.
Do you clean engineered hardwood?
Yes. The process is the same. The technician checks the finish first, the same as on a solid wood floor.
How often should hardwood be professionally cleaned?
It depends on traffic, pets and what you clean with between visits. For a lot of homes we recommend a spring and a fall cleaning. We send a reminder card and you book when you are ready.
How do I get a price?
Call (731) 437-0006 or send an estimate request. We do not post prices, because every floor is priced on its own. Tell us the rooms and rough sizes. Some jobs we can estimate by phone, with the final price set when we see the floor. Others need an in-home estimate.
Wondering about cost? We do not post prices, but you can see what affects the price of hardwood floor cleaning.
