Carpet cleaning cost in Jackson and West Tennessee depends on how many rooms you have, how soiled the carpet is, the stairs and any pet areas. We do not post prices, because each job is priced individually. Call or send an estimate request with your rooms and rough sizes, and we will prepare an estimate.
Most people ask what carpet cleaning costs before they ask anything else, and that is a fair question. We do not post prices. Each job is priced individually, because two houses with the same number of rooms can be very different amounts of work.
Clay, pollen and gravel grit all get tracked in here, so the same carpet can need more work one year than the next.
David Laton started HydroClean in Jackson in 2010. He is IICRC certified, and he still answers the phone and works the jobs. When you call about a price, you are talking to someone who cleans carpet for a living.
Below is what goes into a carpet price, the way we would explain it on the phone. None of it is complicated. It helps to know it before you call, because the more you can tell us, the closer the estimate will be.
Which Rooms, and Roughly How Big
People forget hallways, closets and landings. Mention them when you call.
The first thing we ask is which rooms you want cleaned and roughly how big they are. You do not need a tape measure. A rough size for each room is enough to get started.
The areas people forget are the small ones. Hallways carry the heaviest traffic in the house, because every trip between rooms passes through them. Closets and stair landings hold carpet too. Mention them when you call, so they are in the estimate from the start.
If you only want the main living areas done this time, that is a sensible choice. Tell us which rooms and we will estimate those. A small job, such as one room, falls under our flat-rate service minimum.
Fiber Type Changes the Work
Four fibers cover almost every home carpet in West Tennessee, and each one cleans at a different pace.
Nylon
The most common home carpet fiber around Jackson, and the most forgiving to clean. Nylon releases soil well under hot water extraction. Its factory stain treatment often wears thin in the walkways, so protector is worth talking about on nylon in particular.
Polyester
Soft, common in builder grade carpet, and naturally resistant to water based stains. The trade off is oil. Polyester holds body oils and cooking grease, so traffic lanes go gray and flat. That takes more pre-treatment and more working time than nylon of the same age.
Olefin
Usually found in loop pile, berber and basement carpet. It resists water based stains. It is also prone to wicking, where a treated spot reappears from the base of the pile as the carpet dries. Olefin needs careful moisture control, which means slower passes.
Wool
Natural, costly and unforgiving of the wrong chemistry. Wool needs pH controlled solutions, lower heat and tight moisture control. It is slower, more careful work, and the price reflects the time.
Soil Level and Time Since the Last Cleaning
Soil level affects the time on the job more than anything else. We pre-vacuum every area first. Then a traffic-lane cleaner goes down to break the bond between the soil and the fiber. After that we extract at 300 to 500 PSI with water heated to 200 to 240°F.
Carpet that was cleaned within the last year lets go of its soil quickly. Carpet that has gone four or five years takes more pre-treatment and more passes. Any spots still showing after extraction are treated and rinsed again. All of that is time, and time is most of what you pay for.
There is a limit worth knowing about. Carpet that has been walked on with heavy grit for years wears at the fiber tips. Worn fiber looks dull no matter how clean it is. We can take the soil out. We cannot put back fiber that has been ground away.
Stairs, Pets, Protector and Furniture
Each of these adds time to a job, so each one affects the price. Tell us about them when you call.
Stairs
Stairs take more time for their size than open floor, and the front edge of each step takes the heaviest wear in the house. Count your flights and mention them when you call.
Pet Urine
Treating the fiber and treating the pad are two different jobs. We inspect with a UV light and a moisture meter to see how far the urine went. Isolated pad damage can be flushed by subsurface extraction. If it covers more than roughly 30 to 40 percent of a room, replacement is usually the better advice.
Carpet Protector
Optional. When you purchase it, it goes on last, after the carpet is clean. Protector does not stop spills. It gives you time to blot one before it becomes a stain. It helps most on walkways, stairs and in homes with young children.
Furniture
We move furniture where needed, clean underneath, then put it back and block it up off the damp carpet. A full room takes longer than an empty one. Tell us ahead of time about anything heavy or fragile.
How Often to Clean, and Why It Affects Cost
Most homes do well with a professional cleaning every 12 to 18 months, and more often with children and pets. Carpet that is cleaned on a schedule never builds up the deep, bonded soil that makes a job slow.
The carpet itself is the other reason. Grit at the base of the pile grinds the fiber under every footstep, and that wear is the one thing cleaning cannot undo. Taking the grit out regularly keeps the carpet looking good for longer.
We often recommend a spring cleaning and a fall cleaning. We mail reminder cards, and you book when you are ready.
How to Get a Carpet Cleaning Estimate
Getting a carpet estimate is simple. You call or send an estimate request. We ask what needs cleaning, which rooms and the rough sizes. Most carpet cleaning can be estimated over the phone. A home over 4,000 square feet, or a job with smoke odor or a lot of pet stains and odor, normally needs an on-site visit before a final number.
Once you approve the estimate, we schedule a time. A checklist goes out 24 to 48 hours before the appointment. It asks you to pick up toys and clothes and to have the rooms open and available.
Travel is built into the price. You will not see a separate charge for the drive. Most of our work is in Jackson, Lexington, Brownsville, Milan, Medina, Humboldt and Henderson, and we will travel anywhere in West Tennessee when the job is worth the time and the drive.

Walkthrough and Pre-Vacuum
We go through the areas with you and look at the spots you are concerned about. Then every area is pre-vacuumed. Dry soil is much easier to remove before it gets wet.
Furniture Is Moved Where Needed
We clean underneath, then put the furniture back and block it so it does not sit on damp carpet.
Traffic-Lane Cleaner and Extraction
The traffic-lane cleaner breaks the bond between the soil and the fiber. Then we extract at 300 to 500 PSI with water heated to 200 to 240°F.
Spots, Rinse and Protector
Any remaining spots are treated and rinsed again. The carpet is neutralized if it needs it. Protector, when purchased, goes on last.

What to Expect on Carpet
We would rather set an honest expectation than make a promise we cannot keep.
- Most soil comes out and many stains improve. We do not always know what will come out, so we do not promise that a particular stain will.
- Traffic lanes usually improve a great deal but may not vanish. Where years of grit have worn the fiber, the dullness is wear. Cleaning cannot rebuild it.
- Allow about half a day for the carpet to dry, sometimes up to 24 hours. Air movers speed it up. Carpet dries faster in winter than in a humid summer.
- A treated spot can wick back faintly a day later, mostly on olefin. Call us if it happens. We will come back, look at it, and clean it again if it needs it.
- Pet urine that has reached the pad may not fully leave. Odor is usually removed or greatly reduced, but complete odor removal cannot be promised every time.
Carpet Cleaning Cost Questions
How much does carpet cleaning cost in Jackson TN?
It depends on the rooms, the soil, the stairs and any pet areas. We do not post prices, because each job is priced individually. Call or send an estimate request with your rooms and rough sizes, and we will prepare an estimate for your home.
Can I get a carpet cleaning price over the phone?
Most of the time, yes. Tell us the rooms and rough sizes, and most carpet cleaning can be estimated over the phone. A home over 4,000 square feet, or a job with smoke odor or a lot of pet stains and odor, normally needs an on-site visit before a final number.
Is there a minimum charge?
Yes. We have a service minimum. A job that comes in below it, such as a single small room, is charged at a flat-rate minimum. If you have a hallway or a second room that needs doing, it often makes sense to add it.
Do you charge extra for travel?
No. Travel is built into the price. There is no separate charge for the drive on your invoice.
Does the carpet fiber really change what I pay?
It can, because it changes the labor. Polyester holds body oil and needs more pre-treatment. Olefin needs tight moisture control to avoid wicking. Wool needs pH controlled chemistry, lower heat and slower work. Nylon is the most straightforward of the four.
Is carpet protector worth paying for?
In the right places, yes. It gives you time to blot a spill before it sets. It helps most on walkways, stairs and in homes with young children or pets. It is optional, and we will tell you where we think it is worth adding.
Will treating a pet accident cost more than cleaning the room?
Yes, pet treatment is extra work on top of the cleaning. How much depends on how far the urine went, which we check with a UV light and a moisture meter. If it covers more than roughly 30 to 40 percent of a room, replacement is usually the better advice.
How often should I have my carpet cleaned?
Every 12 to 18 months for most Jackson homes, and more often with pets, children or heavy traffic. We often recommend spring and fall. Carpet that is cleaned regularly needs less pre-treatment and fewer passes each visit.
