How is professional tile cleaning different from mopping?
A mop moves dirty water around. We clear the floor, apply cleaner with a pump sprayer and let it work on the soil and film in the joints. Then we rinse at about 1,000 to 1,200 PSI with water at 200 to 240°F. The tool vacuums that water out to the truck at the same time.
Because the rinse water is picked up as it goes down, the soil leaves your home and does not settle back into the joints. In showers we deal with hard-water deposits, soap scum, mold and mildew, and we clean those with hand tools. Tile and stone are usually ready to use within 1 to 2 hours.
When does grout need restoration instead of cleaning?
Cleaning removes soil. It cannot bring back grout that has lost its own color, been permanently stained by dye or rust, been etched by acid or bleach products, or is cracking. Grout like that needs restoration, color sealing or replacement.
We look at the grout before we start and tell you which one we think you have. Sometimes we cannot be sure until the soil is out, and we will tell you that too.

Common Questions
Will professional cleaning make my grout look new?
It removes the soil, film and buildup, and on most floors that makes a big difference. It will not bring back grout that has lost its color, been etched by acid products or been stained for good. Those need restoration or color sealing. We tell you what we expect before we start.
Do I have to seal grout after cleaning?
No, but right after cleaning is the time to do it if you want it. Sealer belongs on clean, dry grout, because sealing over soil locks the soil in. Sealing gives you time to wipe up a spill before it soaks in. It does not make grout stain proof.
How long before I can walk on the floor?
Tile and stone are usually ready to use within 1 to 2 hours. If we apply grout sealer, we give you a specific time before the floor goes back into normal use. You get a chance to look at the work before we leave, so ask about anything you see.
