Grout is cement, and cement is porous. It soaks up anything liquid on the floor. Dirty mop water, cooking grease, spilled drinks and the grit from outside all end up in there. The tile beside it is glazed and does not absorb, which is why one goes dark and the other does not.
That is also why scrubbing on your hands and knees does so little for so much effort. A brush and a household cleaner reach the top of the grout. The soil that makes the line look dark sits below the surface, inside the cement.
What gets it out is cleaner with time to work, then heat and pressure. We put the cleaner on with a pump sprayer. Then we rinse at about 1,000 to 1,200 PSI with water heated to 200 to 240°F, and the tool vacuums the water and soil out to the truck as it goes.

Realistic Results, Honestly
We would rather set an honest expectation than make a promise we cannot keep.
- Some grout is stained for good. Cement absorbs color. A line that took years of dirty mop water, or a spill left to sit, can be fully clean and still look dark. Color sealing is the fix there, and we will say so instead of selling you a second cleaning.
- Mildew and soil are different problems. Dark grout in a shower or a damp corner is usually mold and mildew. Dark grout on a kitchen or hallway floor is soil.
- Failing, crumbling or missing grout and hairline cracks are repairs. High-pressure water can worsen grout that has already failed. We look for it before we clean.
- Grout rarely finishes perfectly even. Lines that lived under a rug, inside a closet or beneath furniture have not aged like the ones by the back door. Old repairs and mismatched grout colors will still be mismatched.
- Cleaning does not seal. Sealer needs clean, fully dry grout, so it is a separate step afterward. It wears with traffic and mopping.

We use family safe, pet safe products, and the rinse takes them back out of the grout. The water is vacuumed up as it goes down, so dirty water does not end up on your walls or cabinets. Keep everyone off the floor while it is damp, usually 1 to 2 hours.

Grout Cleaning Questions
Why can I not get my grout clean myself?
The soil is not on the surface. Grout is porous cement, and it soaks soil in below the top where a brush cannot reach. Getting it out takes cleaner with time to work, then hot water under pressure and a vacuum to pull it back out.
Does professional grout cleaning really work?
On soil, yes. Most grout lightens a good deal. Some does not, because cement holds some stains for good. If cleaning does not get you the color you want, color sealing is the next step.
Is grout cleaning worth it?
In a kitchen, entry hall or bathroom that gets daily use, usually yes. The whole floor looks cleaner when the lines lighten. If your grout is already in good shape, we will tell you it can wait.
Does high pressure damage grout?
Not sound grout. It can damage grout that has already failed. That is why we check for cracks and failing sections first.
Why is only my shower grout black?
That is usually mold and mildew. Showers stay damp, and unsealed cement grout is an easy place for it to grow. Showers get cleaned with hand tools, and sealing afterward slows its return.
Should I seal my grout after cleaning?
On floors, in kitchens and in showers, usually yes. Sealed grout resists the next round of mop water and spills. Sealer goes on clean, dry grout, so it follows the cleaning.
