    A recent accident that did not soak through. We treat the spot, give the product time to work and extract it along with the rest of the carpet. Most of these come out well.

  • It Reached the Pad in One or Two Spots

    Isolated pad damage can be flushed by subsurface extraction. That means flushing the pad under the spot and extracting it. It takes longer than surface cleaning, and it costs more for that reason.

  • It Covers a Large Part of the Room

    If contamination covers more than roughly 30 to 40 percent of a room, replacement is usually the better advice. We would rather tell you that than charge you for a cleaning that will not solve the problem. We do not replace pad or seal subfloors. For that work we refer you to a carpet installer.

  • The Pet Keeps Going Back

    A spot that gets used again and again builds up over time. It can still be treated, but the pet will return to it unless the habit changes too.

Why We Inspect Before We Price

A UV light makes old urine show up. A room that looks stained may have one affected area. A room that looks fine may have three. We need to know which before any product goes down.

The moisture meter answers the other question, which is depth. It tells us whether an area is wet below the surface, and that separates a fiber problem from a pad problem.

The inspection also keeps you from paying for treatment you do not need. If the problem is smaller than you feared, we will tell you.

What Else Affects the Price

The number of affected areas matters most, followed by how long the urine has been there. Stairs and furniture the pet also uses add time.

What has already been tried matters too. Store-bought spot removers and home remedies often leave a sticky film in the carpet that holds soil. Tell us what you have used. It changes how we rinse.

A small job, such as one spot in one room, falls under our flat-rate service minimum. Travel is built into the price. You will not see a separate charge for the drive.

  5. We Treat and Clean

    Affected areas are treated and given time to work. Isolated pad damage is flushed by subsurface extraction. Then the carpet is cleaned by hot water extraction at 300 to 500 PSI with water heated to 200 to 240°F, and rinsed.
