Tile floor cleaning in Jackson homes handles traffic soil, the grit walked in and ground into the grout lines. Grout sits slightly below the tile, so soil and mop water collect there and soak in. We rinse it out with 200 to 240°F water at about 1,000 to 1,200 PSI and vacuum it to the truck.

Tile floors go dark at the grout line. Grout sits a little lower than the tile around it. Anything liquid on the floor runs toward it, and anything gritty gets pushed into it. Grout is also porous cement, so it collects soil and then absorbs it.

Mopping speeds this up. A mop lifts soil off the tile, holds it in the bucket water, then puts most of it back down. The tile looks fine because it does not absorb. The grout does, so the soil in that water settles in and stays.

On a whole floor, we clear it, put cleaner down with a pump sprayer, and then rinse at about 1,000 to 1,200 PSI with water heated to 200 to 240°F. The tool vacuums the water and soil out to the truck as it rinses, so a big area gets done without dirty water sitting in your house. Edges, thresholds and toe kicks get done with hand tools.

  5. Edges by Hand

    Baseboards, thresholds and toe kicks are done with hand tools.

Realistic Results, Honestly

We would rather set an honest expectation than make a promise we cannot keep.

  • Grout under rugs, furniture and in closets has not aged like the grout by the back door. A clean floor can still show shade differences between covered and open areas. That is age.
  • Entry halls take abrasive grit. Over years it can dull tile glaze and erode the top of the grout. Wear does not clean out.
  • Some lines are stained for good. Where dirty mop water has soaked in for years, cleaning takes the line as far as it can go. Color sealing is the next step if the remaining shade bothers you.
  • An unsealed floor starts absorbing again with the next mop bucket. Sealing needs clean, fully dry grout, so it comes after the floor dries.
  • Tile floors are usually ready for use in 1 to 2 hours, and they are slippery while damp. Plan around that, especially with children, pets or anyone unsteady on their feet.

Floor Tile Cleaning Questions

How long does a tile floor take to dry?

Tile floors are usually ready for use in 1 to 2 hours. Humidity changes that, and running your heat or air helps. Take care walking on it while it is still damp.

Is mopping making my floor worse?

It can be. A mop lifts soil off the tile, then puts much of it back down in dirty water, and that water settles into the grout. Changing the water often helps, and sealed grout helps more.

Do you clean under furniture?

Light pieces come off the tile when we clear the floor. Heavy pieces, appliances and anything fragile stay in place. If you want the tile under a heavy piece cleaned, have it moved before we arrive. Grout under furniture has aged differently, so expect a shade difference if a piece moves later.

How often should a tile floor be professionally cleaned?

It depends on traffic. Kitchens, entry halls and showers need it soonest. Many families have tile done with their spring or fall cleaning. If you want tile done on the same visit as carpet, tell us when you call so it is on the estimate.
