HydroClean cleans tile and grout in Jackson homes. We clear the floor and apply cleaner with a pump sprayer. Then we rinse at about 1,000 to 1,200 PSI with 200 to 240°F water, and the water is vacuumed out to the truck at the same time. Grout is porous, so some stained lines only lighten.

Tile cleaning and grout cleaning are one job for us, in homes and in businesses. Grout is why a tile floor stops looking clean. The tile has a hard glaze that wipes up well. Grout is cement, and cement is porous. It soaks up dirty mop water, cooking grease and the grit that comes in on shoes. That is why the lines darken year after year while the tile beside them still looks fine.

Mopping slowly makes it worse. A mop moves dirty water across the floor, and grout sits a little lower than the tile. The soil you lift off the tile settles into the lines and stays there. A household cleaner and a stiff brush reach the top of the grout. They do not reach what has soaked in.

Here is how we do it. First we look the floor over. We check for failing grout, hairline cracks, mismatched grout colors, old repairs and the condition of any color sealer that is already down. Then we clear the floor and put the cleaner on with a pump sprayer. After that comes a high-pressure rinse, about 1,000 to 1,200 PSI with water heated to 200 to 240°F. The same tool vacuums the water and soil out to the truck as it rinses, so the dirty water does not stay in the house.

Our Process

  1. Look the Floor Over

    We check what the tile is and go over the grout. We look for failing grout, hairline cracks, mismatched grout colors, old repairs and the condition of any color sealer. If we see something cleaning will not fix, we tell you then.

  2. Clear the Floor

    Mats, bins and light furniture come off the tile so we can reach all of it.

  3. Apply the Cleaner

    Cleaner goes on with a pump sprayer and gets time to work on the soil in the grout.

  4. High-Pressure Rinse and Vacuum

    We rinse at about 1,000 to 1,200 PSI with water heated to 200 to 240°F. The tool vacuums the water and loosened soil out to the truck at the same time it rinses.

  5. Edges and Tight Spots by Hand

    Where the floor tool cannot fit, such as corners, toe kicks and showers, we use hand tools.

  6. You Look at It Before We Leave

    The floor is usually ready for use in 1 to 2 hours. Before we go, you get a chance to look at the work. If something is not right and it is within our ability, we make it right before we leave.

Realistic Results, Honestly

We would rather set an honest expectation than make a promise we cannot keep.

  • Grout comes back to its cleanest color, which is not always the color it started. Cement grout can take a stain for good, and years of dirty mop water can leave a shade cleaning does not remove. Color sealing is the fix there. More scrubbing is not.
  • Failing, crumbling or missing grout and hairline cracks are repairs. High pressure can loosen grout that has already failed. We check for it first and tell you what we see before we clean.
  • Mismatched grout colors and old repairs show more on a clean floor. A patch grouted at a different time will not match its neighbors after cleaning, because it never did.
  • Cleaning does not seal. Sealer goes on grout that is clean and fully dry, so it is a separate step. If a color sealer is already down and it is worn or peeling, we will point that out before we rinse.
  • Efflorescence is the chalky white haze that rises on tile and grout. It is mineral salt carried up by moisture moving through the slab. It can be cleaned off, and it comes back while the moisture is there.
  • Natural stone is handled separately. Acidic cleaners etch marble, travertine and limestone, so we confirm the surface before anything goes on.

Safe for Your Family and Pets

The products we use are tested and safe for homes, family safe and pet safe, and the rinse takes them back out. The water is vacuumed up as it goes down, so it does not spray around the room. Damp tile is slippery. Keep children and pets off it until it dries, usually within 1 to 2 hours.

Tile & Grout Cleaning Questions

Why is my grout dark when the tile still looks clean?

Grout is porous cement and tile is not. Grout soaks up dirty mop water, cooking grease and traffic soil. Glazed tile sits on top of all of it and wipes clean. A household cleaner reaches the top of the grout and stops there.

How long before I can walk on the floor?

Tile floors are usually ready for use in 1 to 2 hours. Humidity plays a part. Damp tile can be slippery, so take the first few trips across it slowly.

Does professional tile and grout cleaning really work?

On soil, yes. Most grout comes out lighter, because the soil is rinsed out and vacuumed away instead of pushed around. Grout that has taken a stain for good will be clean and still look darker than new. Color sealing is how you get one even color on a floor like that.

Is professional tile and grout cleaning worth it?

For most Jackson kitchens, baths and entry halls, yes. Scrubbing by hand reaches the top of the grout. Hot water at 1,000 to 1,200 PSI reaches what has soaked in. If a room does not need it yet, we will tell you.

What is the difference between cleaning grout and restoring it?

Cleaning takes soil out of the grout you have. Restoration goes further: damaged sections are repaired, then a pigmented color seal coats every line in one shade. Cleaning works with your grout as it is. Restoration changes how it looks.

Do you seal grout after cleaning?

Yes, when you ask for it. Grout sealing and grout color sealing are both add-ons to a tile and grout cleaning. The sealer is a professional-grade, solvent-based product, and it goes on once the grout is clean and fully dry. It wears with traffic and mopping, so it has to be renewed from time to time.

Can you repair cracked or missing grout?

Cracked, crumbling and missing grout is a repair, and high pressure can make failing grout worse. We check for it before we clean and tell you what we find. Ask about repair when you call.

Is this safe for natural stone?

Stone is handled as its own service. Acidic cleaners etch marble, travertine and limestone, and too much pressure can hurt soft or honed stone. We identify the surface before anything touches it.

Will the pressure spray dirty water on my walls?

The tool vacuums the water up at the same point it goes down, and it goes out to the truck. That is what makes high pressure workable indoors.

What is the white haze on my tile?

Usually efflorescence. It is a mineral salt carried to the surface by moisture moving up through the slab. It can be cleaned off, but it returns while the moisture remains. It points to moisture under the floor.
