Realistic Results, Honestly
We would rather set an honest expectation than make a promise we cannot keep.
- Mildew that has gone into grout can leave a lasting stain. Cleaning clears the surface, and the deeper tint sometimes stays. Where that happens, color sealing gives you one even color. More cleaning does not.
- Caulk at the tub base and along the vanity discolors from the inside. Mildew grows within old silicone where no cleaner reaches it, so blackened caulk needs cutting out and replacing.
- Around the toilet base, cleaning usually helps the odor and the look. Where urine has reached the subfloor over a long time, the contamination sits under the tile, and cleaning the top will not solve it. We tell you if that is what we find.
- A bathroom is small and slow. There is little open floor and a lot of edge, fixture and corner, so it takes more time for its size than a large open floor.
- If the room has no working exhaust fan, mildew returns however well it is cleaned. Ventilation is the cause.

Why does my bathroom grout get dirty so fast?
It lives in the dampest room in the house. Porous cement grout soaks up soap film, body oil and moisture, and the room stays humid long after a shower.
Can you get rid of the smell around the toilet?
Often it improves, by cleaning the grout and floor where urine has soaked in. Where it has reached the subfloor over years, cleaning may reduce the odor without removing it, and the real fix is a repair. We cannot promise complete odor removal.
Is bathroom cleaning different from shower cleaning?
Yes. The shower has hard-water deposits, soap scum, mold and mildew, and it is cleaned with hand tools. The bathroom floor is more about film, humidity and edge work around fixtures. Both can be done on the same visit. Tell us when you call.
Should I seal bathroom grout?
It is one of the best places to do it. Sealed grout does not soak up the moisture and soap film that darken bathroom grout. It wears faster here than in a dry room, so it has to be renewed.
