A HydroClean job in Jackson and West Tennessee starts with a call or an estimate request. We collect the details, prepare the estimate, and schedule once you approve it. On the day we do a walkthrough, pre-vacuum, move furniture, pre-treat, extract with hot water and treat spots. You look at the work before we leave.
Most people have a floor cleaner in the house once every year or two, so it is fair not to know how the day goes. This section lays it out in the order it happens, from the first phone call to the point where we load the truck.
David Laton started HydroClean in Jackson in 2010. He still answers the phone and works the jobs. We clean, maintain and protect all types of flooring, in homes and in commercial buildings, and the order of a job is the same for both. A commercial job adds some logistics, such as timing, keys and alarm codes.
A lot of first calls start with an apology about the carpet. There is no need for one. We see lived-in floors every week.
If you read only two pages here, read the cleaning process and the drying times. Those two cover most of what people call to ask.
The Whole Visit, Start to Finish
Here is a job in the order it happens. The first four stages get the job booked. The rest happen at your house.
You Call or Send an Estimate Request
Call us or fill in the estimate request form. David still answers the phone himself, and he works the jobs too.
We Collect the Details
We ask what needs cleaning, which rooms, and roughly how big they are. Most carpet cleaning can be estimated over the phone. A home over 4,000 square feet, or a job with smoke odor or a lot of pet stains and odor, normally needs an on-site visit before a final number.
We Prepare the Estimate
David prices each job individually, based on what you told us and what he sees. Travel is built into the overall price, so there is no separate line for it.
You Approve It and We Schedule
Once you approve the estimate, we set a time. A checklist goes out 24 to 48 hours before the appointment. It asks you to pick up toys and clothes and to have the rooms open and available.
Arrival and Walkthrough
The visit starts with a warm welcome and a handshake. Then we do a walkthrough of the areas being cleaned, so you can point out the spots that bother you and we can see what we are working with.
Pre-Vacuum and Furniture
On carpet, we pre-vacuum every area first. We move furniture where it is needed, clean underneath, then put it back and block it so the legs do not sit on damp carpet.
Traffic-Lane Cleaner and Extraction
A traffic-lane cleaner goes down first to break the bond between the soil and the fiber. Then we extract from the truck mount at 300 to 500 PSI with water heated to 200 to 240°F.
Spots, Neutralizing and Protector
Any spots still showing after extraction are treated and rinsed again. The carpet is neutralized if it needs it. If you purchased protector, it goes on last.
You Look at the Work Before We Leave
You get a chance to look at the work before we leave, and David asks if you have any questions or concerns. If something is not right and it is within our ability, we make it right before we leave.

What Every Visit Includes
- A walkthrough of the areas before we start
- Pre-vacuuming of every carpeted area we clean
- Furniture moved where needed, cleaned under, put back and blocked
- Traffic-lane cleaner ahead of extraction on carpet
- Truck-mount extraction at 300 to 500 PSI with 200 to 240°F water
- Spot treatment and a second rinse on anything still showing
- Neutralizing when the carpet needs it
- The right process for tile, grout, hardwood, luxury vinyl and upholstery
- A chance to look at the work and ask questions before we leave
A Different Process for Each Floor
People call it steam cleaning, but hot water extraction is hot water, not steam. On carpet we run 300 to 500 PSI with water heated to 200 to 240°F. The wand puts the water in and vacuums it back out to the truck with the soil in it. Most carpet manufacturers specify this method for warranty care.
Tile and grout take a lot more pressure. We clear the floor, apply cleaner with a pump sprayer, then rinse at about 1,000 to 1,200 PSI with the same 200 to 240°F water. The dirty water is vacuumed out to the truck at the same time. Showers are different work again. Hard-water deposits, soap scum, mold and mildew are cleaned with hand tools.
Hardwood is a two step job with far less water. We pre-spray a deep cleaner, or a stripping agent if store-bought polish has built up, and recover it with a small extractor. A neutralizing rinse finishes it. Luxury vinyl plank is almost the same process, often with gentler cleaners.
On large commercial glue-down carpet we also offer encapsulation, which is a low-moisture cleaning. VCT is stripped and waxed. The point is that each floor gets its own process, and one visit can cover more than one of them.
What to Expect for the Day
We would rather set an honest expectation than make a promise we cannot keep.
- We do not always know what will come out. Some spots are stains and some are damage, and often we cannot tell which until we have worked on them.
- Carpet takes about half a day to dry, sometimes up to 24 hours. Humid summer weather slows it down. Winter is faster, because the air is drier and the heat is on.
- The truck mount makes noise. The machine stays in the truck and the hoses come in through a door, so that door stays open while we work.
- Wear in a traffic lane is damage to the fiber, not soil. Cleaning takes the soil out, but it cannot put worn fiber back.
- If you want to add a service while we are there, we do it if time allows. If it does not, we quote it and schedule another date.

Process Questions
How long does a typical cleaning visit take?
It depends on how much area there is, how soiled it is and how much spot work it needs. A few rooms of carpet is a short visit. A whole house with stairs and pet treatment takes longer. Ask when we schedule and we will give you our best idea of the time for your job.
Do I need to be home during the cleaning?
It helps to be there at the start for the walkthrough and at the end, so you can look at the work before we leave. In between, you do not need to watch us. For shops and offices we sort out timing, keys and alarm codes ahead of the job.
What cleaning method do you use?
On carpet, hot water extraction from a truck mount, at 300 to 500 PSI with water heated to 200 to 240°F. Tile and grout get a high-pressure rinse. Hardwood and luxury vinyl plank are cleaned with a pre-spray and a small extractor. Showers are cleaned with hand tools. Each floor has its own process.
How long until I can walk on the floor?
Carpet takes about half a day to dry, sometimes up to 24 hours. You can cross it carefully in clean socks before then. Tile, stone and hardwood are usually ready in 1 to 2 hours. Air movers and your own fans speed all of it up.
Is the process safe for children and pets?
Our products are tested and safe for homes. For severe allergies or sensitivities we have a hypoallergenic cleaner with no odor or perfume. Tell us about any specific concern before the service. On the day, the main thing is to keep children and pets clear of the hoses and the open door.
What happens if I am not happy with the result?
Tell us while we are there. You get a chance to look at the work before we leave, and if it is within our ability, we make it right before we leave. If you notice something later, call. David comes back, looks at it, and re-cleans if needed.
Have a Question About Your Floors?
Tell us what needs cleaning, which rooms and roughly how big they are. We will explain the process for your floors and put an estimate together. Nothing is scheduled until you approve it.
