Our move-in and move-out floor cleaning package covers an empty house in one visit, in Jackson and across West Tennessee. We look over every room and point out existing damage before we start. Then we clean the carpet, tile and hard floors wall to wall. You get an invoice for your lease, landlord or buyer.
An empty house is the best chance a floor gets to come clean. That chance comes twice: the day you move out and the day you move in. With no furniture in the way, we reach every square foot, including the patch that sat under a sofa for six years.
The two jobs look alike, but they are not. When you move out, someone else sets the standard: a landlord checking a deposit, or a buyer coming through. When you move in, you want to know what happened on these floors before they were yours.
We handle both. We clean the floors, not the whole house, so plan the rest of the move-out cleaning separately.
Each job is priced individually. Tell us the rooms and rough sizes and we put an estimate together. If you want another service added while we are there, we do it if time allows. If not, we quote it and schedule another date.

Moving Out
Someone else sets the standard: a landlord, a buyer or an agent. Many leases ask for professional cleaning, and the invoice shows it was done.
Moving In
The question is what happened here before you. Pets, spills and smoke all leave traces in carpet and grout. We clean before you unpack and tell you what we found.
Landlords and Managers
Floors are often the last job before a new tenant moves in. Most managers want an odor gone or the unit ready to show. Tell us the date and we work back from it.
Sellers and Agents
Clean floors show in listing photos, and buyers notice the smell when they open the door. We schedule around your photo date and closing.
Our Process
Set the Handover Date
Tell us the day the keys change hands. We plan back from it and leave the carpet time to dry before anyone comes through.
Look Over the Floors First
We go through every empty room and point out burns, tears, bleach spots and old stains before any cleaning starts.
Pre-Vacuum Every Area
With the furniture gone, we can reach every edge and corner.
Treat Traffic Lanes and Spots
Traffic-lane cleaner breaks the bond between the soil and the fiber. We pre-treat the spots we found on the way through.
Extract and Rinse
We extract at 300 to 500 PSI with water heated to 200 to 240°F. Remaining spots are treated and rinsed again, and the carpet is neutralized if needed.
Protector, If You Want It
Carpet protector, when purchased, goes on last. An empty room is the easiest time to apply it.
Look at the Work and Get Your Invoice
You or your agent get a chance to look at the work before we leave. The invoice shows the floors were professionally cleaned. If you or your landlord want photos of the work or notes on condition, ask and we provide them.

Realistic Results, Honestly
We would rather set an honest expectation than make a promise we cannot keep.
- Cleaning does not repair damage. Burns, tears, bleach spots, old dye loss and pet damage that changed the fiber will still be there. We point them out before we start.
- An empty room shows wear that furniture was hiding. That is normal, and the cleaning did not cause it. It is better to know before your landlord comes through than during.
- If your lease names a particular standard or provider, check before you book so the work is accepted. Ask us about anything you are unsure of.
- Carpet takes about half a day, sometimes up to 24 hours, to dry. Plan the handover and the furniture around that time. Furniture set on damp carpet can leave marks in the fiber.
- Pet urine that reached the pad or subfloor may not leave with carpet cleaning alone. We check with a UV light and a moisture meter and tell you what we found before work starts. Isolated pad damage can be flushed with subsurface extraction. When replacing the pad is the better choice, we refer you to a carpet installer.
Common Questions
Should I clean before or after the furniture moves?
For a move-out, book us after the house is empty. For a move-in, book us before your furniture arrives. An empty room lets us clean every square foot. Cleaning around furniture that is about to move leaves patches that were never cleaned, and they show as soon as the room is bare.
Do I get a receipt for my landlord?
Yes. You get an invoice for the work, the same as any other job. If your landlord or property manager wants photos of the work or notes on the condition of the floors, ask and we will provide them.
Will this get my deposit back?
We cannot promise that. Your lease and your landlord decide the deposit. What we can do is clean the floors thoroughly and give you an invoice showing it was done. Cleaning does not repair damage, so a burn or a set stain is judged separately.
What if the previous owner had pets?
Tell us if you know, and we will look for it either way. It is the most common move-in surprise. We check with a UV light and a moisture meter and tell you honestly how far it goes. Most stains come out and odor is removed or greatly reduced, but we cannot promise complete odor removal every time.
Can you handle several units at once?
Yes. Landlords and property managers in Jackson and nearby towns can have several units done together. Tell us how many and when they turn. We quote the work and schedule it once you approve.
