What to Expect From an Estimate
A Few Questions First
David asks what needs cleaning, which services, which rooms and sometimes the rough square footage. He also takes your name, email, service address and best contact number.
A Phone Estimate, for Most Carpet Cleaning
Most carpet cleaning can be estimated over the phone. When the job is clear from your description, David gives you an estimate on the call.
An On-Site Visit, for Others
A home over 4,000 square feet, or a job with smoke odor or a lot of pet stains and odor, normally needs an on-site visit before a final number. For those we book a time to come out and look.
No Pressure Calling
You get the estimate and the decision is yours. If you want to think it over, take your time.
What Changes the Price
We price every job individually and do not post prices. These are the things that move an estimate up or down. There is also a service minimum, so a very small job is billed at a flat minimum rate.
- Size. How many rooms and how big they are, plus any stairs.
- Soil level. How long since the last professional clean, and how much traffic the area takes day to day.
- Surface type. Carpet, upholstery, tile and grout, hardwood, luxury vinyl, VCT and natural stone each need their own method and equipment.
- Treatment needs. Pet urine and odor work, stain treatment and carpet protector add time on top of the standard clean.
- Furniture. Pieces that have to be moved and put back change how long the job takes. We do not move large, heavy furniture or anything that would have to be taken apart.

How to Describe Your Job
You do not need the trade words. Tell us what you see.
- Count rooms if you do not know the square footage. Most people know their house by rooms, and we can work with that.
- Mention stairs. They are the part of a house most often left out.
- Describe problem spots in everyday words: an old juice stain, a dog accident by the back door, a dark path from the kitchen to the couch.
- Tell us how old the problem is. A spill from last week and a stain from three years ago need different treatment.
- Say if pets have had repeated accidents in the same place. That changes how we treat it and what we expect from it.
- Include the service address and the best number to reach you.
What a Quote Cannot Do
We would rather set an honest expectation than make a promise we cannot keep.

- An estimate cannot tell you whether a stain will come out. We do not always know what will come out. Most soil does and many stains improve, but old dye loss and pet urine that reached the pad or subfloor can remain.
- If we find something we could not see before, such as damage under a heavy piece of furniture, we show you and you decide before we go on.
- If you want to add a service while we are there, we do it if time allows. If not, we quote it and schedule another date.
Questions About Your Estimate
How long does it take to hear back?
We respond to requests on the same business day. If you call, David answers himself unless he is on a job. Then the call goes to voicemail and he calls you back. On the form, include the best number to reach you.
Does requesting an estimate commit me to anything?
No. Sending the form or calling commits you to nothing. We prepare the estimate, and nothing is scheduled until you approve it.
Do you publish your prices?

Can you give me a total without a visit?

A phone estimate is based on what you tell us. If we find something we could not see before, we stop, explain it and let you decide. Nothing is added without your approval.
