Tile and grout results are easy to overstate, so this page keeps to what we can show. It has matched before and after pairs of the same tile floors, plus our own job photos. It explains what a hot high-pressure rinse does in a porous joint, and marks where cleaning ends and grout restoration begins.

Grout is why tile floors photograph well after cleaning. The joints are porous and cement based, so they hold years of mop water, soil and detergent film. When that comes out, the change shows along every line in the room.

What is on this page is our own tile and grout photography. Two matched pairs show the same floor before and after: a doorway and a kitchen. Other photos show floors partly cleaned, where the cleaned grout sits next to grout we had not reached yet.

What does this gallery show today?

Two matched pairs and a set of single job photos from tile and grout work. In each pair, both photos show the same floor, before and after cleaning.

Several of the single photos were taken partway through a job. The cleaned tile and the uncleaned tile are in the same frame, so you can compare them without a second photo. Grout lines give the eye a fixed reference.

What does a realistic grout result look like?

We apply cleaner with a pump sprayer, then rinse at about 1,000 to 1,200 PSI with 200 to 240°F water and vacuum it out to the truck at the same time. That pulls soil, film and buildup out of the joint, where a mop pushes it back in. On most floors the grout lines end up much closer to their original color.

Grout color will not be perfectly even afterward, and that is normal. Joints under a table or along a wall started cleaner and finish lighter than the walkway through a kitchen. Tile and stone are usually ready to walk on within 1 to 2 hours. If we apply sealer, we give you a specific time.

When does grout need restoration instead of cleaning?

Cleaning removes soil. It does not add color. Grout that has lost its own color, been stained by dye or rust, been etched by acid or bleach products, or started to crack and crumble will not come back with pressure or cleaner. It needs restoration, color sealing or replacement.

Common Questions

Will cleaning make my grout look new?

It removes the soil, film and buildup, which on most floors makes a big difference along every joint. It will not restore grout that has lost its own color, been etched by acidic products or been permanently stained. Those need restoration or color sealing.

Are the before and after photos the same floor?

Yes. Each pair is one floor, photographed before and after we cleaned it. We will not pair two unrelated photos to make a comparison. The photos were taken while we worked, so the angle can shift a little between the two.

How soon can I walk on the floor?

Tile and stone are usually ready for use within 1 to 2 hours. If we apply grout sealer, we give you a specific time before the floor goes back into normal use.
